We have several options for your new loan. Below is the lions share of what programs we utilize the most with our applicants. Sometime you may require a special situation, we work with you to find the right solution to your loan needs.
Home Only Loan Refi/Purchase Programs* *Home only refers to homes on leased land or mobile home park. Also home only loans on owner land not financed with current home loan
Fixed Rate Payment Reduction: With this loan we can assist you in lowering your rate and/or payment. This loan can save you up to a few hundred per month and $1000's in interest over the life of the loan. SEE RATES
Fixed Rate Term Reduction: With this loan we can assist you in lowering your loan term and payment. Instead of paying 15-30 years on your current loan you can elect to keep your payment and take your term as low as 7 years! In some cases you can lower you payment and term! Not only will you be shaving monthly payments of your loan but will you recoup tens of $1000's in interest payments. SEE RATES
Express Payoff Plan: With this loan we can assist you in lowering your loan term as low as 7 years. In most cases your payment may increase $20 to $100 but you will shave as many years as you wish on your loan! This option allows you to escape the burden of a high term mortgage while at the same time preparing yourself for the future. With more money applied to the principle on short terms you can sell your home and be assured of an equity payment at close of a sale. SEE RATES
Purchase Plan: With this loan we can assist you in purchase of a mobile home. In all cases you must have credit above 620 and a current purchase agreement. We cannot do run by approvals! Minimum loan amount is $20000. MUST have at least 5% down and DP must be verifiable via bank statements or other means. Please do not apply unless you have selected a home! SEE RATES
Land/Home Combo Loan Refi/Purchase Programs* *Land/Home only refers to homes on owned land. Whether your current loan includes land or you wish to combine land and home we can help. Fees for land home loans are 1% and local closing costs. All homes must be permanently attached with tongue removed.

Purchase Plan: With this loan we can assist you in purchase of a mobile home on land. In all cases you must have credit above 515 and have a property in mind. We cannot do run by approvals! Minimum loan amount is $35000. Home must be 1986 or newer and a Doublewide only! (Doublewides and up only!!!!) SEE RATES
